The Renter’s Rights Act Information Sheet 2026

The Renter’s Rights Act is now here, and the first phase of the reforms is now in place. You can read about key changes here.

What you should be doing now:

  1. Provide your tenants with The Renter’s’ Rights Act Information Sheet 2026 by 31 May 2026 – The information sheet can be found on the Government website or here. Landlords and letting agents are legally obliged to provide this 4-page document to residential tenants, either in hard copy or electronically attached as a PDF to an email or text message. It applies to all Assured or Assured Shorthold Tenancies created before 1 May 2026. Failure to provide this could result in a fine of up to £7,000.
  2. All tenancies agreed verbally will need to be ascertained into a written key terms document
  3. Make sure that any adverts are compatible with the new law
  4. Conduct an audit across your portfolio to make sure you keep a proper trail of due diligence and investigations into any complaints or disrepair
  5. If you served a section 21 Notice you have until 31 July 2026 to issue possession proceedings at court
