If you have just had an offer accepted to buy your first house, welcome to Nockolds Residential Conveyancing Department!
Here at Nockolds we act for first time buyers all the time and fully appreciate that you will probably have more questions than usual relating to the conveyancing process, so we always ensure that you are given extra guidance as to what is required (you can initially refer to Buying Your Home on our website). However, we are happy to answer any further questions you may have, so please do not feel concerned about contacting us with any queries as you progress towards completing your purchase. We will also be able to direct you if you need to contact the estate, your mortgage lender or broker if we are not able to help.
Further to the details on the Buying Your Home page, we have the following additional advice for you –
- We do not want your first purchase to fail so would always recommend that you have secured a mortgage offer before you instruct us, and that you make sure that the financial commitment is realistic for you.
- You will also need deposit funds available for exchange of contracts, ie. before the completion date, so it is always best to satisfy yourself that you will have access to these funds early before you start.
- As a first time buyer, you will find yourself at the bottom of any conveyancing chain. You will need to be aware that you may have to wait a bit longer for the rest of the chain to catch up, so don’t be concerned if your purchase seems to be taking longer than you had hoped.
- If you instruct us to act for you in the legal process, that is exactly what we will do. Try not to be influenced by others telling you that you are ready. When you are ready to exchange, we will let you know.
We hope that this is of help and interest to you. If you would like to work with us in making that exciting first purchase, please contact us through the web-site or by phone or email for a quote. We look forward to hearing from you.
